Revenues

Go Rent Pro’s Invoice is fully integrated with the Inquiry, Booking and Calendar processes ensuring the accuracy of all charges, Check-in and Check-out dates and sales tax rates.  This means you only have to put guest info in once and every other document you generate for the guest is completed automatically with the correct information with just a click.

 

The invoice is laid out in sections; charges, discounts, and payments… in order to avoid any confusion.

 

Go Rent Pro also comes with a full set of reports including sales, payments received, balances outstanding and sales tax collected and more.

Renter Invoice

Invoices are automatically created upon confirming a reservation.  Confirming a reservation is as simple as clicking to convert a current inquiry into a reservation or by entering the guest information and clicking to confirm.

 

The Renter Invoice is a comprehensive module fully detailing charges, payments, discounts, sales taxes, and deposit amount.  These details are entered once during the property setup and can be edited at any time.  Once entered all the calculations are done instantly for you when you confirm a booking.  Basic or routine charges like rental rate and taxes and others are added to the invoice by default depending on how you want it setup and you can also select additional charges from a prepared list or add additional charges after the invoice has been generated.

 

Invoices are versatile allowing for both nightly and flat rate calculations as well as flat rate or percentage discounts.

 

Deposit amounts are calculated according to your default percentage but can also be changed manually or recalculated if other invoice changes have been made.

 

Invoices are fully editable and can be emailed and printed.

 

In addition to the Rental Invoice, the homeowner can attach a rental contract, guest checklist or other prepared materials to be included when printing or email the Invoice.

 

Refunds

Keep track of all refunds and credits.

 

Post credit amounts to invoices as payments.

 

Record and track credits owed to renters if not immediately applied to a specific invoice.

 

Apply refunds or credit amounts to the renter for use on another invoice or to be refunded.

 

Manual Invoices

Homeowners and Managers have the ability to create invoices for special charges that are separate from the automatically generated booking invoices.  This provides the versatility to ensure that all revenue can be accounted for and properly kept track of within Go Rent Pro.  

 

Security Deposits
Go Rent Pro keeps track of all the security deposits you collect so you are not left wondering if you are returning money twice or money you never actually collected.  Use Go Rent Pro reports to do risk analysis to ensure you are collecting the appropriate amount of security deposit and implementing appropriate protection policy based on the frequency and cost of theft and damages.

Enter your own list of vendors and their contact information just once then you will have a complete list of all companies contact information you conduct business with at your finger tips wherever you are.  This is a great feature when you need to make a call for a repair.  No more looking for who repaired that item last time or trying to remember who you called a few years ago.

Expenses allow you to select a specific item and print a report for just that item so you can instantly know just what you are spend on service call, property management special visits or lawn care.  This is a great tool that allows you to see where your money is being spent and areas you need to imporve policies or manage differently in order to cut costs.

From the Front Desk manage both Inquiries and Bookings.

Front Desk
Enter a renter's contact information, select their requested dates,
create an invoice and even email a copy of the rental agreement
and invoice, all while you are still on the phone with the renter.

The total time to go from Inquiry, to Booking, to completed Invoice
is about 5 minutes.

In addition, your calendar and reservations schedule
are automatically updated.
Reservation/bookings
The system will automatically check for date conflicts before confirming a booking and will not allow Double or overlapping bookings.

All reservation records include complete renter contact information, booking details and any notes you wish to add.

Move directly from a Booking record to the corresponding invoice.

While entering booking or takig inquiries you also see the property's availability calendar.

Inquiries
All inquiries generated from your listings on www.FloridaHomes4Rent.com and/or www.VacationInOntario.com
will automatically be saved to your Go Rent Pro Inquiries list.

Inquiries can be instantly turned into Bookings at the click of a button as soon as a renter decides to go ahead and book.

Inquiries taken over the phone or from any other source can be added manually so that you can keep track.

Quotes
For homeowners with a property listing on www.FloridaHomes4Rent.com and/or www.VacationInOntario.com the Front Desk module tracks all the quotes requested on their home by visitors to these sites.

Property Management

Property Management

Each property manager has their own account accessible by their own username and password.

 

Homeowners are able to access their property manager’s data.

 

Homeowners can submit Work Orders (To Do List) to their property manager.

Property Managers receive work orders and can add notes and indicate when tasks are completed.  Completed work orders can be converted into invoices for the homeowner.  Property Managers can also create and submit work orders for all services rendered and can track payment of all work orders and invoices submitted to the homeowner.

Homeowners can track work progress and post payments for completed work orders.

Property Management Reports show you at a glance all your management costs sorted by virtually any individual type of cost or a comprehesive total.  You can see work order estimates, and track actual costs while work orders are being undertaken.  Go Rent Pro will break down types of costs from multiple work orders so you can see the labor portion of all your invoices, for example, or just the cost of purchases.

Property managers can enter and track damage and theft reports providing a means for documenting damages by attaching notes and photos to damage reports so you can stay on top of collecting for damages.

 

Property managers also have access to the property’s reservations schedule providing them with the check-in and check-out times and the names of the guests.
